Why do I need a real estate agent to help me buy a home from a builder?

There comes a time where you just have to set the record straight. We love builders. Builders love us. We bring them lots of business.
 
  • FACT #1: It costs you $0 to use a real estate agent. Your agent is paid from the builder's marketing budget, not from the the money you pay for the home. 
  • FACT #2: You won't get a price reduction if you don't use an agent, because it lowers the comps for the builders' neighborhood, and ultimately, this will cost them money. 
     
  • FACT #3:  Builders would rather give upgrades, design credits, paid closing costs, rebates. We know them. We bring them a lot of business, so we can make these things happen to a degree that a buyer alone cannot.
