Rivertown will have a marketing reboot in 2016.     The former developer of Durbin Crossing will be in charge of planning, development and marketing for Rivertown, the master planned community in St. Johns County. The new developer, Jason Sessions, is with Mattamy Homes, the Canadian developer that is also building their homes in Rivertown. They purchased the development from The St. Joe Company.  Rivertown has taken a hit because some new home buyers think it's just too far flung to justify going five or six miles further into St. Johns County than Durbin Crossing. Cypress Trails homebuilder AV Homes has announced styles, sizes and some pricing for their homes planned for Cypress Trails in Nocatee. Cypress Trails is one of the long awaited new Nocatee developments due to come on line by the end of the year. 


AV Homes offerings will include six home designs ranging from 1,750 to 2,750 square feet Craftsman, French Country, Low Country, Tuscan, English Country and Neo-classical. Prices start in the low $200's, making these single family homes some of the most affordable in Nocatee. Lots will be available with both lake and nature preserves.

New luxury condos with 650 boat slips planned for Intracoastal at Atlantic
The 10 acre tidal basin will be the location of a massive 650 wet/dry slip marina.
What was, for so many years, the Bellinger Shipyards on the Intracoastal off of Atlantic Boulevard will become an upscale condo development with 590 units and its own marina.
 

Jacksonville Intracoastal LLC bought the property for $9.4 million. The lucky residents will have about 1,000 feet directly on the Intracoastal waterway, and that huge, 10+ acre tidal basin will make the perfect 650-slip marina. Developers state that about 60,000 square feet of retail and office space will co-exist with the new luxury condos. Much more on this as it develops.

David Weekley and Providence Homes are staring to release lots in Addison Park at Nocatee, close to the Town Center. One differentiator for Addison Park in Nocatee may be that it promises to have a more urban dynamic, in that you could actually walk to the Nocatee Town Center. So far, not a lot of walkability in Nocatee to services. Starts in the low $200k's, 1,600 to 2,900 square feet.
