Spring is the Time When Many Home Buyers will Wake up and Smell the Bargains
Spring is typically the strongest season for home sales, and in 2012, we’ll be entering spring on the upswing.
Home sales have grown by 13 percent since mid-2011, with re-sales at their highest levels since May 2010. More first-timers are buying as well. Combine this positive data with the fact that the overall supply of homes dropped to a seven year low, and there’s a formula for some upward movement beginning in March.
Another key indicator of spring and summer growth is in the results of homebuilders’ surveys in January that point to an increase in permits to construct single-family homes.

Just when you thought it was safe go to back in the water: ARMs are staging a comeback.

Adjustable Rate Mortgages (ARMs) made up 40 percent of mortgages in the midst of the subprime lending spree. Surprisingly ARMs are staging a slow comeback since hitting their bottom of 3 percent in early 2009. New ARM home loans are back up to 10 percent, and Freddie Mac predicts it could reach 14 percent by year’s end.
Why, you ask. Record low mortgage rates bring more people into banks, and those people can show less debt-to-income ratio based on a 4% rate now than they could at 8% three years ago. But they can’t come up with the down payment – at least not right now. Enter, the ARM.

…Books-A-Million Store Closing it's doors in Mandarin
Though the Books-A-Million store off San Jose in Mandarin is closing, the company is actually trying to expand, by snapping up former Border’s locations since Borders closed its doors in early 2011.
BAM is closing four stores across the U.S., including the Mandarin location. With Borders on its way out, the Alabama-based Books-A-Million is now the second second-largest bookstore chain in the United States, and it’s closing only a small portion (four of its 232 stores). Ironically, its sales were boosted by BAM offering the Barnes & Noble’s Nook. Since last fall, Books-A-Million has carried Barnes & Noble’s Nook, the sales of which helped its electronic commerce trade segment see a 24.3 percent increase in net sales for the quarter.
